The service
"Turnkey" here means exactly that: when we hand the keys back, there is nothing left to buy, assemble or chase.
Not included today: renovation and fit-out works (flooring, kitchens, bathrooms). A full renovation offer is planned for later.
Turnkey, defined
Yes — with BuildSure, furniture is the core of it. Our definition is practical: turnkey = furnished, decorated, dressed and cleared with the building, ready for a guest or tenant.
In Dubai, "turnkey" is used loosely: for a developer it can mean a unit ready for handover; for an interior company it may mean design only.
How it works
Send us your unit type, area, community, handover date and whether you plan short-term or long-term rental. We confirm the right fixed-price package or prepare a quotation for larger units.
We take care of access to the unit and the building. Measurements are taken on site so every piece fits.
Residential communities in Dubai control who comes in and what gets delivered. Emaar Community Management, for instance, requires a move-in permit before moving into its communities and a home modifications NOC for alterations (ECM, Downtown Dubai FAQ). We deal with the building for you — see move-in and work permits handled.
Your furniture is built to measure in our own factory — no catalogue stock, no compromises on sizes.
Delivery, assembly, wall panelling, lighting, décor and linen — the apartment is dressed like a boutique hotel room.
The apartment is ready for its first booking or tenant, 3 weeks to 1 month after your order.

Owners abroad
Very little. You choose the package, you give us access, you approve. Everything in between — sourcing, manufacturing, building permits, deliveries, installation — is ours.
A fast-track process with no complex paperwork: we handle everything, through a simple conversation on WhatsApp.
Remote follow-up: you receive regular photos and videos on WhatsApp throughout the project.
Building permits
We do, and it's included in the price. It's a complex step in Dubai, especially from abroad: each master developer or community manager has its own portal, rules and time slots. Emaar Community Management, for example, issues its move-in permit online and asks that it be requested in advance; Dubai Holding Community Management manages communities such as JBR and the Business Bay district (Dubai Properties). Your strategy
We plan the layout for guest capacity (for example, a design sofa bed in a compact living room), pick fabrics that withstand frequent turnovers and style for listing photos. We also handle the DTCM holiday home permit.

For a rental, that changes three things: pieces fit the exact room (useful in compact studios), the finish is consistent across the apartment, and we control quality instead of depending on stock.
