The handover process in Dubai ends when you get your keys — but for an investor, that's where the real work starts. What happens after property handover in Dubai?

Handover is the moment the developer delivers the finished unit and you take possession.

The unit is typically empty: walls, floors, kitchen and bathrooms, no furniture. From there, a rental property follows roughly the same path.

The timeline

From keys to first rental

  1. Inspect the unit

    Check the apartment against what you bought: finishes, fittings, appliances, doors, windows, plumbing, air conditioning. This inspection is often called snagging. Defects covered by the developer's warranty are the developer's to fix. At Emaar, for example, there is a Defects Liability Period of one year from handover (Emaar Community Management, Downtown Dubai FAQ). Other developers' terms: check your sale contract. BuildSure does not offer snagging inspections.

  2. Register with the community and get your permits

    Residential communities control access. At Emaar communities, a move-in permit is mandatory before moving in, and it is only issued when there are no outstanding service fees on the unit (ECM, Downtown Dubai FAQ). Alterations need a separate home modifications NOC. Each developer has its own rules — see getting your move-in permit.

  3. Furnish and style

    Measure, choose, manufacture, deliver, install, decorate, dress the beds. This is the longest step if you do it yourself, and the one we take off your hands — see furnishing after handover, done for you.

  4. Short-term only: the holiday home permit

    To rent by the night in Dubai, the unit needs a holiday home permit from the Department of Economy and Tourism (DET, formerly DTCM). BuildSure handles this application for you. See Airbnb preparation.

  5. Photos and listing, or tenant search

    Professional photos for Airbnb, or a letting agent for an annual tenancy. For short-term management, our sister agency BnbSure can take over.

Timing

How long does furnishing take after handover?

With BuildSure: 3 weeks to 1 month from order to rental-ready, permits included.

Our furniture is made to measure in our own factory, so we don't promise next-day delivery — we promise a finished apartment.

What can slow things down:

  • Building permitseach community has its own portal, lead times and delivery slots.
  • Outstanding service feesat Emaar, a move-in permit is not issued while service fees are unpaid on the unit.
  • Snagging repairsif the developer's team is still fixing defects, installation may have to wait.
  • Accesskeys and access cards must be available to our team. We agree on the practical arrangements with you when we plan the project.

Planning

When should you contact BuildSure: before or after handover?

Before. If you contact us when you receive your handover notice, we can confirm your package and prepare the building paperwork in parallel with your handover formalities. The 3 weeks to 1 month then start as early as possible.

Should snagging and furnishing be coordinated? Yes. Furnishing a unit with open snags means working around repair crews and risking damage to new furniture. Close the main snags first, then let the furniture in. We plan our installation around your snagging status.
