Small Airbnb studio ideas: how to lay out a Dubai studio for guests
1 October 2026
The best Airbnb studio ideas for Dubai come down to three things: clear zones (sleep, relax, eat), storage that keeps the floor clear, and furniture sized to the room. In a 30 to 38 m² studio, one oversized catalogue piece blocks circulation and makes the space look smaller in listing photos. Bespoke furniture does the opposite: it uses every wall. Here is the method we follow, from floor plan to finishing touches.

Studio apartment layout in Dubai: start with the plan, not the furniture
A new studio in Dubai often comes with floor-to-ceiling glazing, a kitchen run along one wall and a narrow entrance. Before choosing a single piece, we look at:
- light: where it comes in, and what must not block it;
- solid walls: these will take the bed, the TV wall and the storage;
- circulation: the path from the door to the window must stay clear;
- sockets and AC vents: furniture should neither hide them nor block airflow.
That survey drives everything else. There is no universal size: a Business Bay studio is not necessarily laid out like the one in the next tower. That is why we design from your apartment's actual measurements.
Separating the sleeping area from the living area
This is the first question owners ask. You don't build a real wall in a studio, but you can give each zone its own identity.
What works
- A double-sided unit: a bookcase or low storage piece between the bed and the lounge. It divides without closing off and adds storage.
- A change of material: a rug under the lounge, wood panelling behind the bed. The eye reads two spaces.
- Lighting: softer light on the sleeping side, brighter light in the lounge. Indirect LED lighting helps define zones in the evening.
- Orientation: a bed that isn't the first thing you see from the door feels more private.
What to avoid
Lightweight screens and flimsy curtain dividers. In a rental they get moved, damaged, and look temporary in photos.
Bed, sofa bed, or both?
It depends on how many guests you want to host. Our data-driven approach to short-term rental starts from that question, before any furniture is chosen.
- A bed only: ideal for solo travellers and couples, with a proper lounge next to it.
- A bed plus a sofa bed: a common combination in rentals. The sofa is a real sofa by day and a real bed at night.
- A sofa bed only: rarely a good idea for a rental, because sleep quality comes first.
A design sofa bed is the key to a small living room, as long as it is made to the room's size: deep enough to sleep on, compact enough to walk around when open, easy for cleaners to unfold. We design ours to measure in our own factory. Guest capacity is covered in detail on our page on Airbnb furnishing in Dubai.
Storage ideas for a small Airbnb studio
Guests arrive with suitcases. Without storage, luggage ends up on the floor and the apartment feels cluttered.
- Go high: wardrobes up to the ceiling, shelves above doors.
- Under the bed: drawers or a storage base for spare linen.
- In the TV wall: a floating unit under the screen stores without taking floor space.
- At the entrance: a spot to open a suitcase, a mirror, hooks.
Storage designed for the room frees the floor, which means better circulation and a more spacious look in photos. That is the point of custom furniture: it fills the alcoves and corners a standard piece leaves empty.
Choosing furniture sizes for a studio
We don't give "standard" sizes: they depend on your studio's measurements, window positions and target guest count. A few principles hold everywhere, though:
- a table that matches capacity: if the studio sleeps three, three people should be able to sit down;
- a round or soft-cornered table in tight passages;
- furniture on legs: seeing the floor underneath makes the room feel bigger;
- a mirror facing the light: it bounces light and visually enlarges the space;
- fewer, better pieces: every item needs a clear job.
The kitchen and dining corner
In most Dubai studios, the kitchen runs along one wall of the living space. That makes the dining corner part of every photo, so it deserves as much care as the bed.
- Keep worktops clear: appliances and utensils go in closed cupboards, not on the counter.
- Define the dining spot: a pendant light or a change of wall finish above the table signals "this is where you eat".
- Choose stackable or slim chairs if space is tight, but never at the expense of comfort.
- Mind the transitions: the zone between kitchen and sofa should flow, without a piece of furniture blocking the way.
A studio that works for guests is one where they can cook a simple meal, eat at a table, relax on the sofa and sleep well, without moving anything around.
Studio apartment design: style in a small space
In a studio, coherence matters even more, because guests see everything at once. Our Signature style is built on clean lines, warm wood, marble effects and indirect LED lighting. A light palette and materials that echo each other make the room feel larger and calmer.
The TV wall is often the highlight: wood panelling, a marble-effect panel and LEDs add depth without clutter. One strong feature is enough; keep the rest simple.

FAQ
FAQ
How do I separate the bed area in a small studio?
Use a double-sided storage unit, a change of material (rug, wood panelling) and different lighting for each zone. Avoid lightweight dividers, which don't last in a rental.
Does an Airbnb studio need a sofa bed?
If it should host more than two guests, yes, as long as it is comfortable both as a sofa and as a bed. We make ours to measure so it fits the room.
My studio is larger than 38 m². Which package?
The Studio package covers up to 38 m². Above that, we look at your floor plan with you on WhatsApp and point you to the right option.
