Choosing an Airbnb color palette: walls, sofa, bedding and towels

Why a neutral Airbnb color scheme works

A rental apartment isn't designed for you, but for guests you have never met. Three practical reasons point to neutrals:

• Photos: light tones bounce light, make rooms look bigger and stay true from one screen to another.
• Upkeep: a paint touch-up, a replaced cover or a new sheet blends in when the base is simple.
• Longevity: a very fashionable color dates fast. A neutral base lets you change the accents without redoing everything.

Neutral doesn't mean cold. What makes the difference is texture: wood, bouclé, linen, stone or marble effects, warm light.

Best wall colors for an Airbnb

Off-white, cream, light beige, warm grey: shades that let the furniture and the view do the talking. If the walls come white or neutral at handover, keep them that way and add depth in other ways.

Best avoided in a rental:

• dark walls in a small room: they shrink it in photos;
• highly saturated colors: they split opinion and clash with everything else;
• several bright colors in one open-plan space.

The bedroom palette

The bedroom is where neutrality pays off most. Guests are looking for rest, and bedroom photos all look alike: the one that stands out is the one that looks cleanest and calmest.

A palette that works:

• light walls;
• a wood or textured fabric headboard or back wall;
• white bedding;
• one soft accent color: throw, cushions, artwork;
• warm-light bedside lamps.

Sofa and large furniture

The sofa is the most visible piece in the living room. Two consistent options:

• Light (cream, ecru, beige): bright and very "hotel", provided the fabric is durable and easy to clean.
• Mid-tone (warm grey, taupe, sand): more forgiving day to day, still easy to match.

Very dark colors show dust and lint; very bright ones dictate the rest of the décor.

Best color bedding for Airbnb: white, almost always

Working with Dubai light

Many Dubai apartments have large windows that let in strong light for much of the day. Two consequences for your palette:

• Light tones look even brighter: a stark white can glare in photos. Off-white or cream is softer.
• Fabrics in direct sun can fade over time. On a sofa or curtains facing the glazing, a light or mid-tone shade ages more discreetly than a bright color.

In the evening, artificial light takes over. Warm-white LEDs bring out wood and creams; light that is too cool makes them look dull. Choose your bulb color at the same time as your wall color.

Bathroom and kitchen

These are often the rooms where finishes are already in place at handover: tiles, worktops, cabinet fronts. The rest of the palette should work with them, not the other way round.

In the photo above, the bathroom plays on stone greys and a taupe basin. White towels, simple accessories and a large oval mirror are enough to tie it to the rest of the apartment.
