Why Airbnb towels and sheets are a rotation problem

Between two guests, the used linen goes to the wash and the bed has to be made straight away. With a single set, cleaning waits for the washer and dryer. With two, one stain or a late laundry delivery leaves you short. The third set is your margin.

This is not an official standard. It is a rule of thumb, to adapt to:

• turnover pace: shorter stays mean faster rotation;
• how you wash: in-unit machine or an outside laundry service with its own turnaround;
• capacity: every sleeping place counts, sofa bed included.

How many sheet sets per bed?

A set means a fitted sheet, a duvet cover (or flat sheet) and pillowcases for every pillow. Keep a spare duvet and spare pillows too: a stained or flattened pillow can't be replaced in ten minutes.

How many sets of towels for Airbnb?

Airbnb asks for at least one towel per guest. In practice, many hosts stock a bath towel and a hand towel per person, plus a bath mat per bathroom. For rotation, the same three-set rule applies.

Worked example for an apartment sleeping four: four guests × two towels × three sets = 24 towels, plus three bath mats per bathroom. Run the numbers for your actual capacity, then keep a few extra pieces for surprises.

Best colour for Airbnb sheets and towels

White is a very common choice in short-term rentals, for three reasons:

• it photographs well, especially in Dubai light;
• it reads as hotel: clean, crisp, reassuring;
• it is easy to match: every piece mixes with every other, no hunting for the matching cover.

Colour can come from elsewhere: a throw, cushions, the feature wall. That is how our Signature style works: white linen, warm wood and textures around it.

Airbnb mattress protector and spare pillows

A waterproof mattress protector shields the most expensive item in the bedroom. Plan one per bed, plus a spare for rotation. Same logic for pillow protectors. The sofa bed mattress deserves the same protection.

How to make a bed like a hotel

Guests see it in the photos, then again when they open the bedroom door:

1. fitted sheet pulled tight;
2. duvet in a white cover, folded back or tucked in;
3. two pillows per person, lined up;
4. towels folded or rolled on the bed;
5. a throw or bed runner for a touch of colour.

Storing the spare sets

Spare linen has to live somewhere in the apartment, or with whoever handles the cleaning. Keep it in a closed cupboard or a lockable storage space, away from guests, sorted by set so the cleaner can grab a complete one in a single move. Label shelves by bed size if the apartment has more than one. Retire stained or worn pieces as you go: one grey towel in a stack of white ones is what guests remember.
