Holiday home or annual tenant? Choosing a rental strategy for your Dubai apartment

Short-term vs long-term rental in Dubai is not a question one number can settle. A short-term let (a holiday home) needs a DET permit, day-to-day operations and a guest-ready fit-out, and it gives you flexibility. A long-term let runs on an Ejari-registered tenancy contract, one tenant and far fewer interventions. Your time, whether you live in Dubai, your building's rules and your community decide which one fits. Below are the criteria, one by one, with no yield promises.

Short-term rental vs long-term rental in Dubai: what actually differs

These are two different businesses. With a holiday home, you run tourist accommodation: guests come and go, each expects a spotless apartment, and someone has to handle check-ins, cleaning and messages. With an annual tenant, you let a home: one household moves in for at least a year and lives there.

Which permits does each strategy need?

Short-term: the DET holiday home permit

According to Dubai's Department of Economy and Tourism (DET, formerly DTCM), an apartment or villa must be registered on its Holiday Homes system and hold a permit before it is offered to guests. Registration, unit classification and renewal are covered on our page on DTCM holiday home rules. Rules change: always check with DET before you publish a listing.

DET also governs the Tourism Dirham fee (Administrative Resolution No 2 of 2020), charged per night to guests of tourism establishments, holiday homes included. Treat it as part of operations, not a surprise. Check the exact rates with DET or your property manager.

Long-term: the lease and Ejari

According to the Dubai Land Department (DLD), tenancy contracts in Dubai are registered or renewed through Ejari, via the DLD website, the Dubai REST app or a Real Estate Trustee centre. That step belongs to the landlord, the tenant or their agent. BuildSure does not register leases: we deliver a ready-to-live apartment, and you or your agent sign the tenancy.

What about the building?

Either way, your building has a say. Some towers restrict or regulate holiday homes, and all of them set rules for deliveries and works. We check this with you before the fit-out starts.

How much time can you give it?

For overseas owners, this is often the deciding factor.

  • Short-term: every stay creates tasks. Even with a manager, you follow results, approve pricing decisions and deal with the unexpected. Without one, it is a job.
  • Long-term: once the tenant moves in, most of the work happens at renewal and when something breaks.

Your unit and your community

Not every apartment suits both strategies equally. A few questions to ask yourself:

  • Who wants to stay in your community? An area popular with tourists and business travellers attracts a different crowd from a residential community favoured by settled families.
  • What unit type? A well-designed studio or 1BR can host solo travellers, couples or small groups; a large family apartment often finds an annual tenant more naturally.
  • What does your building allow? Building rules, access management, on-site services: some buildings are set up to welcome guests, others are not.
  • What is your horizon? If you plan to use the apartment yourself a few weeks a year, a holiday home gives you that freedom; an annual lease does not.
  • How far away are you? If you live abroad, factor in who will handle the unexpected, whichever strategy you choose.

Airbnb vs long-term rental: how the furnishing changes

The base can be shared, but the priorities are not.

For a holiday home, the apartment is sold by its photos. It has to sleep the right number of guests comfortably (a design sofa bed transforms a small living room), offer hotel-grade bedding and linen, and survive frequent turnovers. For an annual tenant, someone lives there every day. Storage, sturdiness and easy upkeep matter more than the photo effect, and you can also let it unfurnished. Compare both options in furnished vs unfurnished rental in Dubai.

Holiday home or annual rent: which earns more?

Everyone asks, and the honest answer is: it depends. A holiday home's result depends on the community, the season, the occupancy you actually achieve, and management, cleaning and platform costs. An annual let's result depends on market rent in your building and on empty periods between tenants.

We don't publish yields, occupancy rates or typical rents: we have no official, dated source that measures them for your unit. Be wary of percentages copied from site to site without a source. To compare properly, ask a holiday home operator for a written estimate and a letting agent for an annual rent estimate on the same apartment, then compare the figures net of costs.

Can you switch from one to the other?

Yes, and that is a good reason to furnish well from day one. An apartment furnished for an annual tenant can become a holiday home later, provided you obtain the holiday home permit, follow your building's rules and wait for the current lease to end. The reverse is even simpler: a holiday home can be let annually with the same furniture.

To keep that option open:

  • choose furniture that handles both everyday living and frequent turnovers;
  • plan convertible sleeping, useful for guests and welcome for tenants;
  • keep the décor coherent and timeless.
